Detailed Description:
The district is located in southwest Pasadena between the Arroyo Seco and Avenue 64. It is in a slightly sloping portion of a larger hillside district and consists of 11 lots on a cul-de-sac and one contiguous house outside of the cul-de-sac. The houses in the district are single-story California Ranch style houses, with the exception of the Mid-Century Modern style house at 711 S. San Rafael Avenue (Cast Study House # 10). The properties all have large landscaped front setbacks.

Boundary Description:
The district is roughly bound by San Remo Road on the east, San Rafael Avenue on the north and southerly and westerly property lines of properties on San Rafael Terrace on the south and west.

Boundary Justification:
The boundaries correspond to the boundaries of the original subdivision and represent a good collection of California Ranch, Modern Ranch and Mid-century Modern style houses in a suburban setting.

Applicable Criteria:
The single-family residential district on San Rafael Terrace was subdivided in 1953 as depicted on Tract No. 18880 and was built out by 1956. All houses in the district are single-story Modern Ranch and California Ranch style houses. According to original building permits, none of the houses on San Rafael Terrace were designed by architects; however, they all appear to be custom built. The district represents a planned development from the modern period on a small scale and meets registration requirements for the single family residence property type, Ranch House subtype. The houses in the district are good, intact examples of Modern Ranch and California Ranch style houses, all of which were built within a span of three years. Contiguous to this district, and included in its boundaries, is Case Study House #10 at 711 S. San Rafael Avenue designed by Kemper Nomland and Kemper Nomland, Jr. This house is eligible for individual listing in the National Register as the only house in Pasadena from the highly influential Case Study House Program of Arts & Architecture Magazine. The district retains a high level of integrity, with 10 contributing buildings and two noncontributing buildings.
