Resource Description:
The approximately 10,000-square-foot property, on the east side of South Lake Avenue between Cordova Street and East Del Mar Boulevard, is in the South Lake subdistrict of the Central District Specific Plan area and in a setting of commercial, office and mixed-use buildings ranging from one to ten stories in height.

Built in 1961, the Abacus/Konditori building is two stories in height and has frontage on both South Lake Avenue and Shoppers Lane, an alley at the rear of a portion of the South Lake district that provides access to a large shared surface-parking area. The building is set back from both frontages, by approximately 25 feet on the Lake Avenue side (an unusual configuration because most of the surrounding buildings are at the property line) and approximately 55 feet on the Shoppers Lane side. The building has horizontal massing and is constructed of exposed steel framing and floor-to-ceiling glazing with a plaster fascia at the roofline and another plaster spandrel at the juncture of the first and second floors. An aluminum sun shade, attached to the window framing at the second floor, projects approximately five feet from the face of the building. Entry doors to the commercial tenant spaces are of either solid teak or metal-framed glass and have rectangular projecting teak-and-metal door pulls. The north and south side walls of the building, which adjoin the buildings on the adjacent properties, are concrete faced with brick and have a minimal projection above the main roofline and building face. The rear of the building has an identical configuration, except for the addition of an exterior steel staircase with a solid brick wall at the east end, a flat canopy above, teak banisters and no risers.

On the South Lake Avenue side, the setback area has an open courtyard with brick and concrete hardscape, at-grade landscaping as well as a single square elevated concrete planter, outdoor seating for the restaurant tenant at the southern end of the building. Two metal poles with globe lights flank the main concrete walkway to the building, which is covered by a steel-and-glass canopy supported by two steel I-beams. The courtyard also has a freestanding glass-and-metal display case near the sidewalk, which was recently reconstructed in a new design after deterioration caused the original display case to collapse in 2004. An open, patterned metal railing surrounds the outdoor dining area, which is covered by a non-original large canvas canopy. Photographs on file with the Planning Division indicate that at one time, instead of the canvas canopy, the outdoor dining tables had individual umbrellas.

The rear setback area is elevated from the street and also contains landscape and hardscape elements with Asiatic influence.
