Detailed Description:
The district is located in the southwestern portion of the City of Pasadena, west of the Arroyo Seco and east of Avenue 64. It is in a hillside setting with the properties on Burleigh Drive and on the south side of La Loma Road being on the downward slope and those on the north side of La Loma Road being built onto an ascending slope. The area has lush tropical landscaping and slightly sloping streets. The houses in the district appear to be one story; many have additional floors below on the descending slope.

Boundary Description:
The district is roughly bound by Burleigh Drive on the west, Ellington Lane/San Remo Road on the east, the southerly property lines of 820 Burleigh Drive and 777-815 Laguna Road on the south and the northerly property lines of 748 - 780 Laguna Road on the north.

Boundary Justification:
The boundaries of the district encompass a grouping of intact single-family residences in identified architectural styles from the period of significance.

Applicable Criteria:
The single-family residential district on Laguna Road and Burleigh Drive was originally subdivided in 1907 as part of the San Rafael Heights Tract; however, because this subdivision does not depict the lots as currently arranged, later subdivisions have occurred but their dates are unknown at this time. The lots were developed between 1949 and 1960. The houses in the district appear to be one story; many have additional floors below on the descending slope. The houses are excellent examples of post-and-beam and mid-century modern architectural styles in a hillside setting. Architects that prepared designs for houses in the district include Buff & Hensman, John Lautner and Arthur Lavagnino. The district represents the theme of Architect-Designed Single Family Residential Development and meets registration requirements under the single family residence property type. The retains a high level of integrity, with 8 contributing properties and two noncontributing. The Norton House at 820 Burleigh Drive is currently nominated for listing in the National Register as part of a Multiple Property Submission for Mid-century architectural styles in Pasadena. The house at 780 Laguna Road, designed by John Lautner also appears to be individually eligible for listing in the National Register.
