Detailed Description:
The district is located in the northwest area of the City of Pasadena, west of the Arroyo Seco and near the northern city limit and the Art Center College of Design's Hillside Campus. The setting is slightly sloping with curving streets and cul-de-sac’s. All houses in the district are one-story, with one having a garage in a second story below the main house. Architectural styles are all Modern Ranch, including several that exhibit Asiatic influence, as well as one Mid-Century Modern (Post-and-Beam) style house.

Boundary Description:
The boundaries encompass all properties on Pegfair Estates Drive west of Pegfair Lane, as well as all properties on Carnarvon Drive and Lancashire Place.

Boundary Justification:
The neighborhood contains several highly intact single-family residences from the period of study that were all constructed within a relatively short period of time after the land was subdivided in 1961. The boundaries represent lines of the original subdivision.

Applicable Criteria:
The Pegfair Estates single-family residential district was owned by Pegfair Estates, Inc. upon its subdivision in January 1961. All but four of the houses in the district were built between 1961 and 1965 (two were built in 1966 and 1967 and two in 1976). Architectural styles are all Modern Ranch, including several that exhibit Japanese/Polynesian influence. Architects that prepared designs for houses in the district include Neptune & Thomas, Harold Levitoff, William Pauli & Heidschmidt & Thomas. The district represents a planned development from the modern period on a small scale and meets registration requirements for the single family residence property type, Ranch House subtype.
